WOODLANDS ON THE BAY

When Manor Of St. George heirs, William, Martha & Eugenia Smith decided to sell 10,000 acres of their land to Fred Quinby's TANGIER DEVELOPMENT CORP in 1910, their brother Clarence was not in favor of it. Instead he held on to his share and sold some of it to Great South Bay Development Co. (He may well of been a partner in that Co.)
The result of that initial sale was a development (on paper) called WOODLANDS ON THE BAY located on the east side of Johns Neck Creek. Although far more modest than the grand plans for Tangier, Woodlands On The Bay was neverthe less surveyed and its streets laid out and named with a plan for a major Boulevard and a canal for waterfront homesites. Like Tangier it was a total commercial failure, yet it remained on the area maps until the land was partly aquired by the Home Guardian Company in the 1930's who turned it into Section 6 of Mastic Beach. Here are some of the original file maps . There are others that show nothing but the Bay and some of Fire Island Beach which was probably put on a distant back burner.

SOME OF THE NORTH TO SOUTH STREETS WERE : BAY AV , ROBERTS AV, EAST CANAL PLACE, WOODLANDS BLVD WEST CANAL PLACE, OAKWOOD AV. Some Names Which Are Not Fully Readable On These Original Maps were changed on later maps (perhaps pure guesswork)
